2. Pick a photo - We prefer high-resolution .jpg photos
or color prints. We will reduce or enlarge your photo as needed.
Most of our customers provide us with a color picture of their
property. However, we can take a digital picture for $35.00. (Aerial
photography is available for farms, ranches, acreage, developments,
etc.) Your picture can be dropped off, mailed or emailed to any
Pearson's FSBO Stores.
3. Write your property description on a separate
sheet of paper or print the online form, preferably a bullet-point list of amenities. Call
us with questions or for assistance wed be happy
to help you. Hint: you can get good ideas for
your description by looking at the descriptions in our magazine orthis web site.
4. Get it all to us on or before the 5th of each month
to be published in the middle of that month. (After the 5th -
take your chances on space availability.) Mail, email, or hand
deliver your property description and photo to us, with payment,
to any Pearson's FSBO Store. We're open 9am to 6pm daily, Saturdays
10am to 2pm.

You Can Sell your Home Better Than Anyone Else:
You know your home best, the schools, the neighborhood, what is
special about the area and the house, as well as other details about
the property. A well maintained, fairly priced home virtually sells
itself; your role is simply to provide additional information and
exposure with For Sale By Owner Home Buyers Guide.

$$$ in Your Pocket: Calculate 6% or 7% of what you think your
property is worth, then ask yourself: is it worth paying this much
to have someone else show my property, act as a go-between to negotiate
the sale and coordinate closing schedules with the lender and lawyer
or title company? Unless your name is Trump, chances are the answer
is NO.
3. Youre
in control: Nobody is going to tell you what to do. You can
advertise where and how you want to (not sit by in frustration because
theyre not doing enough), schedule showings when
its convenient for you, talk directly with prospective buyers
yourself, even take your house off the market for awhile if you
cant find the right house for you. You arent obligated
to a 3, 6, or 12 month contract...you make your own rules.
4. Less
Hassle and Frustration: When selling by owner, you dont
have to leave the house because an agent wants to show it, or clean
every morning before leaving just in case. You know
when people are coming, and can prepare accordingly. And when a
buyer makes an offer, theres not all the frustrating back-and-forth
telephone tag between agents to reach an agreement. It can be done
in less than 30 minutes, and end with a friendly handshake and smile
between owner and buyer.
5. Less
Uncertainty: Because you meet the prospective buyers, you have
a much better idea how interested people are, what they like about
the home, how serious they are about buying and what their time
frame and situation is. Direct feedback is easier to live with than
wondering how things are going, or worse, why no one has made an
offer yet.
6. You
Can Sell Faster: If you list your home with a real estate agent,
everyone knows youll probably inflate the asking price to
cover the commission fee amount. Three to six months down the road
youll come to the painful realization that no one is going
to buy it at that price, and youll end up reducing your price
(or accepting an offer) equal to the original amount you would have
asked if selling by owner. Do it right the first time, and avoid
taking the loss. Pass the savings along to the buyer and sell quicker.
7. Always
the bride, never a bridesmaid: You can be sure that buyers are
truly interested in your property when they visit because they have
personally made the effort to be there...they havent been
dragged there by an agent using your property for comparison purposes
only.
8. You
