Most of our customers are successful selling For Sale By Owner without using MLS. We encourage FSBO as the primary way to sell because you pay zero commission. However, there may come a time to visit with us about listing your property on the MLS. As many realize, MLS comes with advantages AND disadvantages. With most MLS companies, you must split a 6-7% commission, 3-3.5% to the listing broker and another 3-3.5% to the selling broker or buyers agent. However, an advantage includes getting exposure to buyers agents (there are a number in the Kansas City area) who specialize in and represent many prospective buyers as buyers agents.

What is MLS?

The MLS is the Heartland Multiple Listing Service. It is a listing service that KC area real estate agents and brokers use to "list" their properties for sale. All MLS member real estate brokers can list their homes for sale and make them available to other agents to sell. The MLS is not available to the public, however, some information and photos may be on some privately owned internet sites (such as agent sites).
