Think you need MLS? (Multiple Listing Service)

Most of our customers are successful selling For Sale By Owner without using MLS. We encourage FSBO as the primary way to sell because you pay zero commission. However, it may be time to visit with us about listing your property on the MLS. As many of you realize, MLS comes with advantages AND disadvantages. With most MLS companies, you must split a 6-7% commission, 3-3.5% to the listing broker and another 3-3.5% to the selling broker or buyer's agent. However, a major advantage includes getting exposure to all agents (there are over 3500 real estate agents in the Kansas City area) who represent many prospective buyers.
WE NOW PROVIDE IT ALL. If you think access to MLS is for you, we can provide this service to you at a discounted rate. If you work with Distinguished Properties of KC, an affiliate of For Sale by Owner Kansas City, you will receive many perks: assistance with pricing your home, review of your property's condition, an analysis of its curb appeal, and help in creating a marketing strategy. Since you are already a FSBO-KC customer, we are familiar with you and you with us, and we can increase your home's appeal and boost the exposure you may need to sell your property. We have three plans that work in tandem with our FSBO system and allow you to sell your home and save money.
Option #1: FLAT RATE option (FSBO/MLS hybrid):
- $495 fee due at signing/$495 due at closing (TRANSACTION BROKER LISTING)
- You pay the buyer's agent's fee of 3%
- Additionally, to participate, you must have also signed up for one of the FSBO All-Inclusive packages ranging from $495 to $1495.
- You retain the right to sell by owner and will continue to get the high exposure of our local fsbo-kc.com website, HomesbyOwner.com, all forms, contracts and disclosures, signs, attorney-prepared contract, 40% title insurance discount, monthly sellers' seminar for two, 100 flyers, etc. Nobody else offers these options.
Option #2: 5% FULL SERVICE MLS option:
- $495 fee at signing, then 2% listing agent fee at closing - $495 Credit to seller.
- 3% goes to buyer's agent and - a huge savings over normal realtors' fees of 6% to 7%.
- Sign a 6 to 12 month contract
- We do everything a Listing agent provides including filling out the paperwork, show your property, take photos, make up flyers, advertise the property, and provide professional signage.
- Photo and 40 words ad on MLS Page in FSBO Magazine, + all the websites for Realtors nationwide!
Option #3: 6% FULL SERVICE MLS option:
- 3% goes to Buyers agent and 3% goes to Listing agent.
- Sign a 6 to 12 month contract.
- We do everything a Listing agent provides including filling out the paperwork, show your property, take photos, make up flyers, advertise the property, and provide professional signage.

What is the MLS?
The MLS is the Heartland Multiple Listing Service. It is a listing service that KC area real estate agents and brokers use to "list" their properties for sale. All MLS member real estate brokers can list their homes for sale and make them available to other agents to sell. The MLS is not available to the public, however, some information and photos may be on some privately owned internet sites (such as agent sites).
